Architectural Design Services
Architectural services include five phases to include Pre-Design or Schematic Design, Design Development, Construction Documents, Bidding and Negotiating and Construction Administration.
Pre-design / Schematic Design
Initial phase of the design process to evaluate project goals, site analysis, existing conditions, zoning analysis, program, areas and scope of work within a given budget requirements.
Design Development
After the Pres-Design evaluation is completed, a schematic design phase will establish the size, configuration, and architectural design of the project. The Architect and the Client will review and modify the documents as necessary to make sure that the design fits all the Client’s needs and that is within budget.
Construction Documents
Based on the approved preliminary design drawings, the Architect and the select consulting team to be involved, will prepare the construction drawings, specifications, and the documents necessary to secure building permits and to provide construction directives and details. A complete set of Construction Documents include civil, structural, mechanical plumbing and electrical drawings and specifications, depending on the project scope of work and general requirements.
Bidding and Negotiating
If required, the Architect will assist the Client to secure bids and to evaluate the proposals and to help to select the General Contractor and to execute the agreement.
Construction Administration
Once the building permits and the agreement with the selected contractor is reached, the Architect represents the Client during construction as an observer to oversee the construction process and to make sure that the construction agreement is executed as planned. The Architect will approve materials selected by the contractor, approve progress payments until final completion of the project.
Other Services
Other services include Rezoning or Special Use Permit Applications, Interior Design and land or property selection and acquisition through Real Estate Services for commercial and residential projects.
